Spectrum at Willoughby MarinaNorfolk, Virginia
The Spectrum at Willoughby is located on the westernmost tip of Willoughby Point at the confluence of Hampton Roads Harbor and Chesapeake Bay. It is also the first major parcel of land seen as people enter Norfolk from the Peninsula on the Hampton Roads Bridge Tunnel. As such, it is a gateway project for the City of Norfolk.
Existing facilities will be redeveloped into a multi-use project including 327 condominium units in several mid-level buildings, a new floating marina, restaurant, retail shops and townhouses. A new bulkhead in the marina basin and a new seawall along the western shoreline was designed for both aesthetic and functional benefits. Extensive off site utility improvements are required to support the new development.
The marina is redesigned and expanded from 56 to 79 boat slips, and will accommodate larger vessels. A revised marina entrance will serve doubly to protect the marina basin from waves and as a platform to moor larger vessels such as megayachts and tall ships. Sediment transport along the western shoreline is managed with a new riprap groin and a sandy beach is created to serve the residents.
